Taipei’s highest rent in 2025 was not in the city’s East District or Ximen area, but a gym in Beitou. At over 3,500 square meters large, the gym’s monthly rent was NT$1 million. Proximity to the Beitou Shilin Technology Park has driven up local rents, while rentals in the East District have fallen out of the top five most expensive.

Land is extremely expensive in Taipei, but the city’s highest rent isn’t in its East District, Xinyi District, or even the Ximen area. It’s actually in Beitou.

At over 1,100 ping large, or about 3,600 square meters, the monthly rent for this gym in Beitou is NT$1 million, making it the most expensive rental in Taipei last year. Although the overall rent is high, the amount per ping is less than NT$900.

We’re very optimistic about the future. Fubon Bank, Huaku, and Nvidia are coming to the Beitou Shilin Technology Park in the future, and that’s only a five- to ten-minute drive, so it will benefit us a lot.

The technology park close by has driven up rental prices in the area, but it’s still cheaper than Taipei’s East District in terms of price per area.

In prime commercial districts, the rent per ping might still be around NT$10,000 to NT$20,000. This means that the total rent could be, say, under NT$100,000 or just above that, which is still within the range that small-scale shops can afford. However, for larger spaces, the total rent tends to show a different, polarized trend.

With the rise of e-commerce and landlords’ unwillingness to compromise, physical storefronts in Taipei’s prime locations are unaffordable, while less desirable spots remain vacant. It’s no wonder the East District has so many storefronts up for rent.
